Air conditioning maintenance

Two visits a year, and most of the breakdowns we get called out to would not have happened.

Why twice a year, and not once

In Florida the system works nearly all year, and the two seasons ask different things of it. One visit before the cooling season and one before the heating season is also what most manufacturers require to keep the warranty valid — a detail that tends to surface on the day you need to claim, which is the worst possible day to find out.

What actually gets done

The coil cleaned, the drain line cleared before it blocks, refrigerant pressures checked against what the system should be running, electrical connections tightened, the contactor and capacitor checked for wear, and the filters. None of it is glamorous, and all of it is the difference between a system that lasts and one that fails in the first week of real heat.

The salt air, if you are on the beachside

Between Indialantic and Satellite Beach the condenser lives in salt spray, and the fins corrode from the outside in. Rinsing them on schedule is not optional there — it is the single thing that most changes how long the outdoor unit lasts.

A written report, every visit

You get the readings, what was cleaned or replaced, and anything we saw that will need attention later — with an honest estimate of how much later. That last part is the point: a part that is starting to go is much cheaper to plan for than to discover on a Saturday in August.

Common questions

  • The system is working fine. Do I still need it?

That is exactly when it is worth doing. Maintenance is what keeps it working fine, and it is what most manufacturers require for the warranty to stay valid.

  • Does it really keep the warranty valid?

Most manufacturers require documented scheduled maintenance. The written report from each visit is what you would show if you ever had to claim.

  • How often should the filters be changed?

It depends on the filter and on the house — pets and building work both shorten it. We tell you what yours needs and leave you a date rather than a vague interval.

  • Do you do this on systems you did not install?

Yes. The first visit takes a little longer because we start by finding out what is actually there.

Emergency

Is the system completely down?

That is the call to make, not the form to fill in. Tell us what it is doing and we prioritise it.
